Due to continued growth, they are seeking an experienced and capable Commercial Manager to look after the Brisbane region. This is an exciting opportunity to join a dynamic and reputable team known for its excellence in project delivery. The ideal candidate will bring proven experience managing large-scale towers or residential apartment developments and a passion for delivering outstanding results.
The Role:
I’m seeking a highly capable and driven Commercial Manager to take charge of the commercial aspect across a number of apartment developments. This is a critical leadership role for an experienced professional with a strong background in managing budgets, contracts, procurement, and risk. The successful candidate will be instrumental in shaping and executing commercial strategy, providing financial oversight, and ensuring projects are delivered on time, within scope, and on budget. You’ll also play a key role in building and maintaining strong relationships with stakeholders, contractors, and consultants to support successful project outcomes.
Key Responsibilities:
... - Lead and manage all commercial activities on a portfolio of apartment developments.
- Develop and manage project budgets, ensuring financial targets are met.
- Oversee procurement processes, including contractor and supplier negotiations and contract management.
- Work closely with the project team to mitigate risks and ensure compliance with all contracts and regulations.
- Maintain and monitor financial reporting systems to track cost, revenue, and profitability.
- Provide expert advice and commercial solutions to resolve complex issues.
- Manage subcontractor agreements, claims, and variations to ensure smooth project delivery.
- Collaborate with senior leadership to shape project strategy and align commercial objectives.
- Monitor and report on project progress, providing regular updates to key stakeholders.
- Professionally manage a team of highly skilled contracts managers and administrators.
About You:
- Proven experience as a Commercial Manager in commercial construction, ideally with large-scale residential or apartment developments.
- Strong understanding of construction contracts and legal obligations.
- Exceptional financial acumen with the ability to manage multimillion-dollar budgets.
- Highly skilled in procurement, negotiations, and managing subcontractors.
- Strong communication and interpersonal skills, with the ability to build relationships with clients, contractors, and internal teams.
- Ability to identify and manage risks and resolve complex issues quickly and effectively.
- A degree in Construction Management, Quantity Surveying, or a related field (or equivalent experience).
- Previous experience with high-value developments or projects of similar scale would be advantageous.
