We are looking for a meticulous Pre-Construction Coordinator to act as the vital bridge between our sales/design phase and the first shovel in the ground. You will be the engine room of our project preparation, managing the flow of documentation, permits, and approvals to ensure our construction teams hit the site on time, on budget, and without technical hiccups.
What You’ll DoAs the primary point of contact during the planning phase, you will own the "pre-con" lifecycle. Your day-to-day will involve:
Project Facilitation: Collaborating with clients, architects, and engineers to keep the vision on track.
Approvals & Compliance: Navigating local council requirements and securing building and environmental permits.
Contract Admin: Drafting and reviewing subcontractor agreements, variations, and pre-construction contracts.
Estimating Support: Working with the estimating team on quotes, take-offs, and ensuring the Scope of Works is airtight.
Scheduling: Mapping out the pre-construction timeline to guarantee "Site Start" dates are met.
Risk Mitigation: Identifying potential site issues (like utility easements or soil concerns) before construction begins.
To be considered for this role, you will have the following:
Experience: 2–5 years in Construction Administration, Project Coordination, or Estimating - ideally High End residential experience.
Education: A Diploma or Degree in Construction Management, Architecture, or a related field.
Tech Savvy: Proficient in industry software (Build Earn, Builder trend, or MS Project).
Soft Skills: High-level negotiation skills, "unshakeable" organization, and an obsession with the details.
