Our client is a high-end national tier 2, interstate based construction company specialising in luxury residential, commercial, and boutique development projects. Over three decades of industry experience and strong leadership, the team is now expanding into Queensland with key appointments already made they are now looking for a Senior CA or Contracts Manager to join the team.
This client has decades and a large number of well known developments across Australia now growing the delivery team it is a perfect time to join in delivering some of Queensland's most exciting projects.
The Role
Procurement & Letting (Project Startup)
Subcontractor Tendering: Breaking the project down into "trade packages" (e.g., masonry, HVAC, glazing) and issuing invitations to tender.
Scope Definition: Drafting detailed Scopes of Work to ensure no "gaps" exist between trades that could lead to costly variations later.
Comparison & Negotiation: Reviewing quotes in a "Tender Recommendation" format to compare price, inclusions, and exclusions before recommending a subcontractor to the PM.

Contract Drafting: Preparing and issuing formal subcontracts using standard forms (e.g., AS4000 or AS4902) or bespoke company versions.
Commercial Management (During Construction)
Progress Claims: Assessing and certifying monthly subcontractor claims. You must ensure the work claimed has actually been completed on-site.
Variation Management: Identifying, pricing, and negotiating variations
Extension of Time (EOT): Managing the paperwork for delays—ensuring EOT notices are issued within the strict time frames required by the contract.
Cost Reporting: Updating the "Project Cost Report" monthly to forecast the final margin (profit) and tracking "cost to complete."
Compliance & Risk (QLD Specific)
QBCC Compliance: Ensuring all subcontractors hold a valid Queensland Building and Construction Commission (QBCC) license and appropriate insurance.
Security of Payment (SOPA): Managing claims in strict accordance with the Building Industry Fairness (Security of Payment) Act, ensuring "Payment Schedules" are issued on time to avoid legal debt.
Document Control: Maintaining the drawing register and ensuring the site team is working off the "For Construction" revisions.
Project Completion
Final Accounts: Negotiating and closing out all subcontractor accounts, ensuring all "back-charges" for damage or cleanup are applied.
Handover Documentation: Collecting "As-Built" drawings, operation manuals, and warranties from subcontractors to provide to the client.
Defect Management: Managing the commercial side of the "Defects Liability Period" (DLP) and ensuring retention sums (security) are released only when defects are cleared.
Experience/Qualifications Required
- Tertiary Qualifications in Construction Management or equivalent
- A track record as a Contracts Administration with over 4+ yrs with experience of commercial build projects in Australia essential
- An ability to build and maintain lasting relationships with clients and project stakeholders
- Experience delivering commercial towers or apartments with values over $50m
