The Opportunity:
A role within the Australian division of an international property developer. This position secures and manages the capital required for the development pipeline while maintaining financial oversight across development and construction entities.
Reporting to the CEO (with a dotted line to Group Finance), you will lead the funding strategy. This role balances capital raising, transaction execution, intercompany funding, and finance operations in a growing business.
Your Impact:
- Funding Strategy & Capital Origination: Develop and execute the funding strategy for each project and entity. Originate, structure, and close debt facilities including senior debt, non-bank, private credit, mezzanine, and land/bridging facilities.
- Equity & Joint Ventures: Support raising project-level equity and JV capital from institutional, family office, and wholesale investors.
- Cross-Border Funding: Structure and manage intercompany loan funding and equity transfers from offshore, ensuring compliance with FIRB, thin capitalisation, transfer pricing, and withholding tax regulations.
- Treasury & Capital Management: Manage banking relationships, facility drawdowns, covenant monitoring, cash flow, liquidity forecasting, and FX/interest rate risk.
- Financial Modelling & Feasibility: Build and review feasibility, project funding, IRR, and cash flow waterfall models to support investment and acquisition decisions.
- Finance Operations Oversight: Oversee project cost controls, progress claims, WIP, retentions, management accounts, and tax/statutory compliance (ASIC, ATO, QBCC MFR).
- Stakeholder Reporting: Prepare board papers, executive updates, and reporting packs for local leadership and group headquarters.
About You:
- Experience: 12–15+ years in finance, including at least 5 years focused on corporate finance, fund raising, or treasury. A background in property development, debt advisory, banking, or private credit is preferred.
- Track Record: Demonstrated experience originating and closing property development debt and capital structures in Australia.
- Technical Skills: Advanced financial modelling skills (IRR, waterfalls, peak debt). Working knowledge of cross-border funding rules and Australian tax/reporting frameworks.
- Financial Operations Knowledge: Practical understanding of construction and development accounting, including WIP, claims, and retentions.
- Qualifications: CA or CPA qualified. CFA or postgraduate finance qualifications are advantageous.
